The first real room.
You're done with hand-me-downs and hopeful guesses, but a whole room at once isn't the plan. An Edit gives you the complete picture now: a foundation you can buy in stages, with nothing to undo later.

A living room with a point of view
You know what you like. The room is the hard part. Every living room Edit below is a complete design language developed to fit into your room. Pior Home turns your measurements, tastes, and furnishing investment into a professionally planned room with a focused set of furniture selections.
Pastoral · Inherited
A warm, textural living room rooted in nostalgia and material honesty. Think natural woods, linen, cotton, and woven textures, all with a balance of structure and imperfection. Company is always welcome.
Art Deco-ish
Sculpturally rooted in modern Art Deco principles. Tailored seating, rich materials, and lighting designed for atmosphere, not just function. Every piece is selected to work together in proportion, material, and tone. You must try the canapés.
Focused · Minimally Just Right
A living room built on restraint. Think natural wood, soft neutrals, and the kind of negative space that lets a room breathe. Nothing is loud and everything is considered. The goal isn't empty, it's uncluttered.
High-rise polish
For a life above the fog line. It's all about sleek surfaces, cool tones, and furniture with the polish of a penthouse. This is city living distilled: skyline views, low lighting, and pieces that impress the glass.
Collected · Well-traveled · Indie Rock
Assembled like a band's well-worn passport. Pieces that look like they have a story even if you bought them last week. Layered with noir warmth and a little unruly by design.
Classic · Tailored
Built on mid-century bones. Think warm woods, brass, low-slung silhouettes, and glass that blurs the line between inside and out. Furniture is chosen for its posture: confident, uncluttered, and a little bit famous.

"Design turns to chaos without a point of view. I created the Edits so every room starts with one." -Joe P., Principal
A BIT ABOUT
Design Concierge
Part design studio, part furniture edit, part purchasing support.
Choose the Edit & Studio Fee that suits you. After checkout, you’ll complete a short intake form. We then determine what fits your room, narrow the choices, and give you a professionally designed foundation you can confidently purchase.
The Process
We work in two passes: an initial plan, then a refinement round. Everything stays clear from the first email to the last delivery window.
Six complete design languages. Pick the design language that suits you or take the personality design quiz and let your answers point the way.
Send us your room's measurements and photographs through the intake form we send you. Here's a guide showing best practices.
We start with the room itself. Your scaled floor plan arrives first, without furniture, so placement and flow are settled before a single piece is chosen.
Foundation furniture selections follow, chosen for your Edit and scaled to your plan, with trade pricing where available. Each piece comes with alternates you can swap in place, so the refinement round happens as you explore the room.
Your floor plan returns with every selection placed, alongside an illustrative vignette showing how the room comes together. Approved orders are placed, then each piece is tracked and its delivery window shared with you as it ships.
Tell Me
Every deliverable exists to remove a risk. Here is what each one saves you from.
The scaled floor plan
The floor plan establishes what fits, where it belongs, and how the room should flow. Expensive mistakes get caught on paper instead of in your living room.
The illustrative vignette
A styled 3D scene composed from your selections shows how the pieces relate in proportion, material, and color. You approve the room as a whole, not one product at a time.
Foundation furniture selections
You receive a focused set of selections based on your taste, your dimensions, and your investment range. It is a short list that fits, not another endless feed.
One refinement round
The design responds to your feedback without restarting the process. Swap what is not quite right, then approve the pieces you are ready to order.
The fixed Studio Fee
Your Studio Fee is set before any work begins, and your selections are developed within the furnishing investment discussed for your room. There is no open-ended hourly billing and no scope that quietly grows.
Ordering and coordination
Approved orders are placed with preferred trade pricing where available. Pieces arrive on their own vendor timelines, each one tracked and relayed to you, delays included, so nothing goes quiet after checkout.
Your Studio Fee covers the design service. The furnishing investment reflects the pieces selected for your room, with preferred trade pricing applied where available.

"We had Joe help us with our new apartment. We worked together to design our dining room, living room, primary bedroom, and picked out accessories for the whole apartment. We're so happy and have recommended his services to others."

"Our bathroom in the primary bedroom needed a little nip/tuck. We talked with Joe over some inspiration images we liked, went over materials, and then had the design built. The bathroom looks just like the renderings!"

No one lands on a design service by accident. Something in the room stopped working or never started. It usually begins one of four ways...
You're done with hand-me-downs and hopeful guesses, but a whole room at once isn't the plan. An Edit gives you the complete picture now: a foundation you can buy in stages, with nothing to undo later.
Start Me OffTwo sofas, two aesthetics, two opinions about the rug. You don't need a ref, you need a point of view that finds the room you both can agree on.
Help Us CombineYou know what you like. You have three hundred saved photos to prove it. What's missing is the shortlist. That's the job: three right answers instead of another weekend of browsing.
Edit It DownNew stage, new city, new square footage. The room that comes next shouldn't look like the one before it...or...them. Start with a clean read on who you're becoming.

Straight answers to the things people have asked before choosing an Edit.
You will receive a follow-up email with next steps and a detailed intake form covering your room, measurements, investment range, and existing pieces. Design work begins once your intake is in.
Most Edits move from completed intake to first presentation in about 2 weeks. The refinement round adds as much time as your feedback needs, usually about a week.
Your intake is reviewed before any design work begins. If your room calls for a different scope, you will hear right away and the Studio Fee is simply adjusted to the right Edit.
The Studio Fee covers the design work. The furnishing investment is your own spend on the pieces themselves, guided by the range for your Edit and placed with preferred trade pricing where available. Investment ranges are general guidance, not minimums or maximums.
Shipping and tax are calculated per order and shown for your approval before anything is placed. Nothing ships without your sign-off.
Yes. The intake asks what has to stay, and your Edit is planned around the pieces you are keeping.
Availability is confirmed before orders are placed. If a selection sells out along the way, you receive a comparable alternative in the same design language for approval.
